Our Garden Room Process

Our garden room process takes you from a free survey to a finished building in five steps. One team designs, manufactures and installs your room, so you deal with Pecasa from start to finish.

1. Free survey

A member of our survey team visits, measures the garden, checks access and discusses how you will use the room. It usually takes 10–30 minutes. We check access, boundaries and relevant planning considerations.

2. Free 3D design and quotation

You will also receive a free 3D design and a written, VAT-inclusive quotation, normally within seven days of your survey. Quotations remain valid for three months. Site clearance, electrical supply connections to the building, water and drainage connections, skips and parking permits are priced separately.

3. Manufacture

Once you confirm your order, we manufacture your SIP panels and prepare your building at our Watford factory. Making the panels in-house means they are cut to your design before they reach your garden, so there is less cutting, noise and waste on site.

4. Installation

Our team installs the foundations, SIP structure, 1.5 mm EPDM roof, Cortizo doors and windows, cladding, plasterboard walls with a tape-and-joint finish, flooring and electrics. Radix ground screws are our standard foundation system, subject to ground conditions and site suitability.

For garden rooms up to 16 m², we guarantee installation within two weeks (10 working days) of the start of work on site, subject to the agreed specification, site access and weather. Typical working days on site:

  • 14–16 m² garden room: 8–10 working days
  • Up to 30 m²: 10–12 working days
  • Annexe: 14–16 working days

Larger rooms and annexes are scheduled individually, and your quotation confirms the installation period for your project.

What to expect on site

  • Our team agrees working hours and access with you before work starts.
  • Where there is no side access, components can be carried through the house if the route is suitable, with protection agreed at the survey.
  • The site is kept tidy during the build and cleaned before handover.
  • You can see the room take shape from foundations to finished interior.

5. Handover and aftercare

We walk through the building with you and hand over your Electrical Installation Certificate and care guidance. Qualifying projects receive a 10-year IWA insurance-backed warranty, and we usually offer a free aftercare visit around six months after handover.
